I can't think of a Council Meeting where Ben hasn't suggested numerous ways that the Strata can save money. When work does need to be done, he brings us several valid quotes to consider, along with his professional recommendations. It would be very unusual for the Council not to heed his sound advice for our building.

One example that many of us can relate to is that the treadmill in the weight room was replaced this year, at no charge, totally due to Ben's efforts.

STRATA TREASURER/VICE-PRESIDENT:  "I am pleased to provide this reference for Ben Aghai and his maintenance firm, Accurate Building Maintenance Ltd.

I am currently Treasurer/Vice President of the Royalton Strata Council and have been serving on Council since August, 2004. I am also an original owner and resident in the Royalton, and have resided here since November, 2003.

Ben and his firm have been retained by the Royalton since its completion in May, 2003. During this period, Ben has been our Offsite Building Manager, and has provided day to day janitorial services through his firm, Accurate Building Maintenance Ltd. In addition to these duties and services, Ben assumed new responsibilities in duly, 2005 including the managing and overseeing of repairs, maintenance, and improvements to our various building systems and equipment. He works with, and reports directly to Council for all building and facility related matters.

Strata Council has been very pleased with the services that Ben and his company have provided. His more recent contributions as our Building Facility Manager have proven to be invaluable. Through his proactive approach and initiatives, our Strata has not only achieved considerable current savings in the operation of our building, but we are well positioned as we look towards the future.

BUILDING MANAGEMENT COMPANY PROPERTY MANAGER:  "There were a number of water leaks in the building in late February. Water traveled between the floors causing damage within suites and to the common property. Over a five to six day period Ben Aghai worked extremely long hours to mitigate the damage. Mr. Aghai's performance was above and beyond the call of duty as it would have been easier for him to call a restoration company at great cost to the strata corporation and the building's insurance company. Instead, Mr. Aghai chose to bring in a number of smaller contractors, manage the contractors himself, as well as perform a great deal of emergency work himself.

When the insurance adjuster arrived to inspect the damage, he was more than pleasantly surprised at the way Mr. Aghai had already brought the situation under control at a very low cost considering the extent of the damage. He offered to pay Mr. Aghai for his time and Mr. Aghai refused payment. He then advised that the insurance company would waive the $1,000.00 water damage deductible as a way of thanking Mr. Aghai.
It is clear from the forgoing that Mr. Aghai is a person of integrity and goes above the requirements of his position to protect and maintain the strata corporation. The strata corporation is very fortunate to have him."


CHURCH MINISTER:  "I have known Ben Aghai since January of 2002. For three years I was president of a self managed strata with 123 apartment units and a recreation complex; our strata retained Ben on contract for building cleaning and maintenance. During these three years I worked closely with Ben on day to day problems as they arose. These included replacement of boilers, elevator maintenance, relationships with problem owners, drainage matters in the grounds and lower levels of the buildings_ repairs to roofs, and restoration of improperly constructed balconies, among many others.

During this same time we undertook two major projects in the 30 year old structures. The first was a complete renovation of the recreation building including a swimming pool, hot tub and sauna and a meeting room. This building was a perennial problem due to previous poorly made decisions and perennial under-maintenance. With Ben's expert guidance we undertook a complete refit. The $50_000 project was completed on time and under budget and exceeded the expectations of council and the owners.

Our most challenging task was the re-piping of the complex which was several years overdue. I he owners could not afford the huge levy that would be required and the matter \%as growing in urgency. Ben helped us to initiate a plan of saving for the project combined with partial financing and he even gave us the lead to find the lender who would deal with the strata. The S350,000 project was also completed on time and on budget. Ben's work with deciding on a contractor and reviewing the scope of work and the contract itself was invaluable.

In the three years that Ben worked with me I would guess that he saved the strata at least the amount of money we paid him and in some years it was certainly more than that amount. Ben is a careful and meticulous worker and he takes great pride in doing his job well. He has great integrity and will not accept anything that seems dishonest or shoddy. He is patient and persistent in problem solving which is one of the reasons he saved us so much money. And his persistence often means that he gets to the root of the problem and solves it rather than simply dealing with surface symptoms, this tends to save money over time. Ben has also been generous in responding at night and on weekends when we have had emergencies we could not handle alone. I would be pleased to have Ben as part of the team in any strata complex in which I live or serve on council. I recommend him without reservation."



STRATA COUNCIL MEMBER:  "Ben has been an amazing asset to our building. He is always available to answer our calls with professionalism, patience and kindness. Being a building of a 150 units, we definately have issues arise completely at random. And, every time they do Ben is there to give us the answers we need and to limit damage where applicable.

Now, not only is he is amazing at the day to day issues, but he is also very strategic in his thinking because of his 20+ years in the industry. Through the investment of a few hundred dollars on our Building's Air Make Up Units/Heater for timers (totally Ben's idea) we were able to go into the next AGM with an electricity and gas savings of over $35,000. The idea of installing timers is not something we would have ever thought of doing. Not only is Ben knowledgeable with building systems, he is also very knowledge with building security. Through touring the building with Ben, the Strata Council was able to see where security was weak and update it appropriate which greatly reduced the issues we experienced in ongoing years.
